      1. Monthly administrative report

      4. Annual insurance review with agent
      5. Annual meeting preparation, including notice and proxy; registration and ballot preparation
      6. Special meeting preparation
      7. Assistance with resolutions, amendments, committee formation
      8. Rules enforcement and follow-up
    3. Maintenance
      1. Realty Services's Maintenance Contractors with 24 hour on-call emergency service
      2. Work order system for coding, tracking and reporting of assigned work
      3. Periodic site inspections
      4. Management of Maintenance Contractors

    Non-routine Services

    Services which are available for your benefit and use but are not typically included in daily activities are considered to be Non-Routine in nature.

    1. Legal action other than collection and rules enforcement
    2. Warranty claims for work which precedes our agreement
    3. Non-recurring contract or service management, including development of specifications with Board approval, bidding, contractor selection recommendation, and supervision of such periodic contracts as painting and roof replacement.

    Periodic Services

    Maintenance and office supply activities are performed periodically on an as-needed basis.

    1. Maintenance Services
      Realty Services's independent contractors or technicians perform a wide variety of general, preventative, and emergency maintenance services by work order. These services are available to the Association on priorities determined by the Board.
    2. Office Supply Services
      Our office provides hassle-free copying, faxing, fold-stuff-and-mail services, and other one-stop extra office support for the benefit of our clients.
